A Dallas-based developer's first ground-up construction project in the Alamo City plans to welcome residents to move in within weeks.
Presidium Group LLC is building Presidium Chase Hill, a 370-unit community on a 17-acre site at 15950 Chase Hill Blvd. overlooking La Cantera Resort & Spa. The clubhouse and the first building of about 46 units will open Sept. 1.
Floor plans marketed for lease range from $1,259 to $2,549 per month in rent, and from 529 square feet to 1,359 square feet in size. The property has one-, two- and three bedroom units.
“The market in its entirety is quite active, and the existing apartments in the area are doing extremely well and are occupied at 95% and above,” said Mark Farrell, Presidium's president of development. “We anticipate quite a bit of interest.”
The community will feature amenities such as a two-level pool, dog park, community playground, rooftop terrace and an on-site care wash. Units will have smart technology features, including keyless entry doors and Alexa-enabled thermostats.
The project incorporates exposed limestone walls and hilltop views.
“The market has not seen something of this size and quality," Farrell said. “The views are going to be magnificent.”
Farrell said the community's target demographic will be young professionals, and potentially could be home to some students considering its proximity to the University of Texas at San Antonio.
Provident General Contractors, based in Dallas, is building the project. Pape-Dawson is the project's civil engineer. REES Associates Inc. designed the apartments, and Hitchcock Design is the landscape architect.
The entire project is expected for completion by April 2022. It broke ground last March. Farrell said that despite industry troubles with labor shortages or delays with materials, the project has not seen any such roadblocks.
The company has purchased and renovated apartments in San Antonio in the past. This is its first ground-up development in the city, but likely not the last. Farrell said the company is looking for other opportunities to build more in the region.
Presidium manages a nationwide portfolio of multifamily properties valued at approximately $2.5 billion. It originally started with value-add renovations, but in 2016 the firm launched a development arm that has now completed or is currently constructing 10 apartment communities with more than 3,000 units.
